What is Lease abstraction?
Lease abstraction is the process of pulling the key terms out of a lease, such as parties, rent, term, options and notice dates, into a structured summary that can be searched and tracked.
In more detail
A commercial lease often runs to dozens of pages plus amendments, and the dates and amounts that matter are scattered across them. An abstract captures them in a consistent template: tenant and landlord, premises, commencement and expiry, base rent and escalations, renewal and break options, deposits, insurance, maintenance and permitted use. Done by hand, it takes an analyst hours per lease. AI extraction can fill the template from the PDF and cite the page for each value, so a reviewer can check it quickly. The main risk is amendments and side letters, since a rent change in a later amendment overrides the original. We keep a person signing off on critical dates, because a missed notice window can cost real money.
Example
A property manager uploads a lease bundle. The extractor fills the template, flags that Amendment 2 changes the rent escalation, and adds the break-option notice date to the portfolio calendar once an analyst confirms it against the page.
